Job Description
Job Summary: Implements strategies to achieve the goals for the organization and complete maintenance work at assigned Retail Stores or retail support sites. Sustains policies, procedures, and programs. Promote and abide by the high standards of GEI and maintain all safety and regulatory requirements.
Reports To: Director of Maintenance
Key Responsibilities:
· Conducts monthly inspections on all equipment to assess conditions & follow up with needed building and equipment repairs.
· Perform repairs needed at assigned sites within developed skill set. Ability to use hand tools: carpenters', electricians', plumbers' tools and other maintenance equipment as required.
· Performs routine preventive maintenance on building systems.
· Cleans and assists with upkeep of the facilities. Follows through on the preventative maintenance program and schedule.
· Reads blueprints, manuals and building codes to gain better understanding of the work necessary to complete the job.
· Analyze current facilities conditions at assigned sites to ensure that GEI sites are being properly maintained and that all customers and employees have a safe environment.
· Communicate with Supervisor any issues noted in the field. Effectively utilize CMMS ticketing system in accordance with defined company processes and guidelines.
· Provide Facilities related guidance to the staff at each assigned site. Taking pride and ownership to properly report any issue that may negatively on GEI.
· Complete assigned work orders and PM’s. Proactively developing any additional work orders that are needed.
· Maintains and Coordinates on-call schedule for building-related emergencies. Ensures 24/7 response to maintenance emergencies when on-call or as requested.
· Responsibility for follow-up on actions based on various team projects.
· Other duties as assigned.
Requirements:
Travel and perform work at the sites on regular basis.
Two years of college education or experience equivalency, and a minimum of 1 year experience.
Valid driver’s license.
Working knowledge of building systems. Basic understanding of blueprints, schematics, and control diagrams.
Understand the basic functions of the following:
Ø Split System A/C heat pumps and Packaged Terminal Air Conditioners
Ø Fans
Ø Freezers/ Refrigerators/ Ice Machines
Ø Water heaters
Ø Carwash equipment
Electrical Knowledge –
Ø Electrical knowledge to include purpose and circuit function of the following components: Capacitors, Resistors, Diodes, Silicon Controlled Rectifiers, Relays, Step-down transformers, Half-wave rectifiers, Full wave rectifiers, Bridge Full-Wave rectifiers, Direct Current Power Supplies, Step-up transformers, Rheostats, Potentiometers, Overloads both magnetic and thermal and be able to identify 10 standard electrical/electronic symbols contained in IEEE standards.
Ø Knowledge and practical performance of testing electrical circuits by using the following: Voltage meters, Ampere meters, Ohmmeters.
Ø Knowledge of the proper procedures for locking/tagging out electrical circuits. Proper methods are contained in 29 CFR Part 1910 Lockout/Tag out.
Ø Should be able to read and understand electrical circuits contained on powered equipment.
Ø Some project management experience running small projects and dealing with contractors.
Experience with fire protecting system.
Must have strong interpersonal skills and ability to work in a team environment.
Strong organizational skills in managing multiple projects simultaneously.
Build strong internal and external relationships using effective verbal and written communication skills.
Work independently without regular direct supervision. Must be a provider of excellent customer service.
Basic computer skills i.e., Microsoft office suite, Handheld technology.
Ability to keep and coordinate an 'on-call' schedule, with occasional work required after designated working hours, holidays, and weekends. Must make arrangements with supervisor for back-up coverage in the event of hours of unavailability.
Uphold company standards in personal appearance, policies & procedures, work ethic, and customer service.
Have a can- do and team building attitude in everything you do while working at a GEI.
PHYSICAL/SENSORY DEMANDS:
Regularly lifts and/or moves up 10 pounds, frequently lifts and/or moves up to 20 pounds, occasionally lifts and/or moves up to 50 pounds. Moves about to accomplish tasks. Lift: Raises objects from lower to higher position or moves objects horizontally. Climb: Moves up or down ladders, stairs, scaffoldings, ramps and the like. Stoop, kneel crouch or crawl: Positions self to retrieve objects. Reach: Extending upwards or downwards to retrieve objects. Worker is subject to weather conditions (hot, humid, dry, cold etc.). Worker is subject to excessive noise. Worker is subject to fumes, smoke or gases. Worker is frequently is close quarters, crawl spaces, small enclosed rooms etc. Worker is subject to human blood, body fluids or tissue. Worker is subject to hazards: proximity to dangerous machinery, moving vehicles, electrical currents, chemicals, or high places. Required to hear and respond to warning devices on equipment.
