Dolphin Run Condominiums , located in the heart of the Oceanfront Resort area of Virginia Beach, offers individuals a beautiful, luxurious, oceanfront experience in a one, two, or three bedroom condominium of their choice. The condominiums are occupied and owned by a mixture of owners, including owners who live in their unit as their primary residence, those who use their unit as a second home, and finally owners who rent out their unit short-term to vacationers coming to the area. With fifteen floors and almost seventeen condominiums on most of the floors, the exterior of the Dolphin Run building also has a beautiful entrance courtyard, a general parking lot and a 4-level parking area with ramps to the upper uncovered area. The interior of the building also houses a rooftop deck area and the following on the first floor: A large lobby area, reception front desk area with management offices, full kitchen/conference room area, exercise room, full-size indoor swimming pool, 2 elevators.
Dolphin Run is currently building a Facilities Maintenance Team and actively seeking enthusiastic and services minded individuals to fill both technician and management roles. Full-time, Part-Time and Temporary Positions offered. Flexible work hours and arrangements may be possible.
The Maintenance Technician repairs and maintains facility buildings and equipment. He/she repairs include building and room renovation, plumbing, painting, sheetrock work, electrical, and light HVAC. This position also may require the completion of custodial work as necessary.
Maintain timelines and work schedule in accordance with the preventive maintenance program.
Check work orders and night report for any problems.
Make rounds checking these problem areas and note any information needed or safety concerns in the hotel.
Schedule work in accordance with preventive maintenance program in rooms, coordinating with the Executive Housekeeper and Front Office.
Perform electrical work orders: a) Replace light switches. b) Reset circuit breakers. c) Replace wall plug receptacles. d) Replace fluorescent light ballast. e) Use test equipment; multimeter, voltage tester, amp probe.
Perform plumbing work orders: a) Unplug sinks, toilets, garbage disposals and drain lines. b) Repair or replace valves, gate, globe, ball, solenoid valves. c) Replace washer, gaskets, vacuum breakers, toilet seals. d) Work with different types of pipe including conduit, copper, black, cast iron and pipe hangers.
Perform Preventive Maintenance work orders: a) Monitor and maintain all laundry and dry cleaning equipment. b) Monitor and maintain all Pool equipment. c) Maintain guestrooms using Rooms Preventive Maintenance Program. d) Change air-conditioning filters every month. e) Check HVAC equipment; change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary. f) Change or repair locks as needed.
Perform general maintenance to guestrooms and public areas.
Assist electrician, carpenter, plumber and painter in all phases of repair work.
Assist other engineering personnel as instructed by supervisor in regards to routine and preventive maintenance.
Maintain cleanliness and organization of the work area to include: a) inventories b) requisition (receipt and storage) c) trash removal and clean up
Maintain the proper use, cleaning, maintenance and storage of all tools. Handle chemicals for designated uses/surfaces.
Inspects/maintains multifamily condo units and other property structures to determine functional systems, detect malfunctions and needed repairs
Performs other related duties as assigned by Maintenance Supervisor
Ensure security of any assigned keys.
Education, Experience, and Qualifications:
High school diploma or GED equivalency
1 or more years working experience in commercial high-rise buildings
Basic knowledge of HVAC.
Understanding of appliance, electrical and plumbing repair.
Ability to professionally communicate with residents, co-workers, and management.
Available for on-call emergency calls during the night and weekends.
Reliable transportation, cell phone, and a valid driver’s license is required.
Must be detail-oriented and have good time management skills.
Ability to lift objects weighing 50lbs or above regularly.
Must be a Team Player with a positive attitude.
